Is the offer really no obligation?

Yes. It is a written number that stands for 14 days. Nothing is signed until you sign a purchase agreement, and even then New Jersey gives you a three business day attorney review window to cancel for any reason.

Will you lower the price after we sign?

Our walkthrough is our inspection, and the offer accounts for what we saw. The only thing that changes a signed number is something material that was not disclosed and could not be seen, such as an undisclosed tenant or an unpermitted addition. It is rare, and we show you exactly what it is.

Do I need a real estate attorney?

You should have one, and every New Jersey residential contract assumes it. If you do not have one we will give you three names in your county and you pick, or find your own. You pay your attorney; we pay ours.

What if the house is occupied?

We buy occupied regularly, including tenants who are behind. You do not need to evict anyone or get the unit vacant first.

How fast can you actually close?

Seven days is the realistic floor, and it depends mostly on how quickly the municipality issues a certificate of occupancy. Some towns take a week and some take two months. We will tell you which one yours is on the first call.

Do you buy multifamily and land?
