Relocating or Downsizing

Most people in this spot are not trying to squeeze the last eight thousand dollars out of the sale. They are trying to stop paying for two places at once, and they need a closing date they can plan a move around.

Average Days to Closing

What is different about this

How we handle it

Pick your closing date, not ours

We have closed in nine days for a seller with a job start in Charlotte, and we have held a closing 104 days for a seller waiting on a new build. The date is the product.

Leave what you do not want to move

Furniture, the deck box, the treadmill in the basement. We handle the cleanout, which is usually two thousand dollars and a weekend you do not have.

No showings while you are packing

One walkthrough from us, total. Nobody is asking you to keep the house photo-ready while you live out of boxes.

A backup if the listing stalls

Some sellers list first and keep our offer in their pocket with a deadline on it. That is a completely reasonable way to use us.

Frequently Asked Questions

Can you close after I close on my new place?

Yes. We can set the closing for any date you want, and we can push it once for free if your other closing moves. We would rather hold a date than have you sitting in a hotel.

What if I need to stay in the house a few weeks after closing?

We do that regularly. It is a post-closing occupancy agreement. You get your money at closing and stay up to 60 days. There is no rent on the first 30 days.

Will you buy if I still owe more than the offer?

Sometimes, depending on how close it is. Bring the payoff amount to the first call and we will tell you straight whether the numbers work before you spend any more time on it.
